Homeownership & Construction FAQs

  • Cottage Homesites: Cottage owners choose from a range of thoughtfully designed floor plan concepts. The owner can choose to use that plan as-is, or request customizations.

    Estate Homesites: Estate owners may design a fully custom home by working with one of our approved architects who have helped create and define the Wild Spring Dunes living experience. Architects and plans are subject to approval by the architectural review committee.

  • Cottage Homesites: Cottage homesites support a pre-designed four bedroom home, pool, and a garage or additional storage space. No additional living space is permitted above the garage.

    Estate Homesites: Each homesite has a designated building envelope in which all development must occur. Examples of permitted structures include single-family dwellings, guest homes, pools, private trails, and more. All buildings and structures are subject to approval by the architectural review committee.

  • Cottage Homesites: Yes. Expect to break ground within six months of closing and estimate 9-12 months of build time. 

    Estate Homesites: There is no building requirement on estate homesites. Owners may initiate the building process at their own discretion. For a larger, custom estate home, building times average 10-14 months.  This timeframe will be further clarified through the design process.

Rental Program FAQs

  • Placing your home in the rental program at Wild Spring Dunes unlocks a host of benefits designed to make ownership effortless and rewarding. The resort provides turn-key management, handling everything from maintenance and cleaning services to guest bookings and check-ins, ensuring a seamless experience for both you and resort guests. Additionally, the program ensures your property is maintained to the highest standards, allowing you to enjoy it as a pristine getaway whenever you choose to visit. 

  • The rental split is 60% to the resort, 40% to owner regardless of the home size, type, and location. All homes placed in the Wild Spring Dunes rental program can be rented by any resort guest throughout the year. 

  • No. Wild Spring Dunes homeowners may participate in the rental program at their own discretion, with homes able to be reserved for personal use while in the program.

  • Cottage Homes: Owner HOA fees and the rental split cover housekeeping, maintenance, and property checks while you are not staying on property.

    Estate Homes: We offer a range of additional services for estate owners, and can arrange monthly home walk-throughs, routine maintenance, grocery shopping, window cleaning, and more.
